Window cleaning is one of those services where two companies can quote the same house and be a hundred dollars apart because they are quoting different work. Here is how to read what you are actually being offered.
What is standard on almost every job
If a quote says window cleaning and nothing else, it should still include all of this:
- Interior and exterior glass. Both sides of every accessible pane.
- Frames wiped down. The painted or vinyl surround, cleared of dust and cobwebs.
- Sills and ledges. The horizontal surfaces that collect debris and then run it back onto your clean glass in the next rain.
- Cobweb removal around the openings. Exterior corners and trim.
- Interior protection. Drop cloths where the work is happening, shoe covers indoors, and furniture put back where it started.
If any of those are missing from a quote, that is worth a question rather than an assumption.

None of this is upselling. It is just work that takes time, and companies that fold it all into one low headline number usually recover it somewhere else.
What no window cleaner can fix
This is the part homeowners are most often surprised by, and an honest company tells you before the job rather than after.
- Scratched glass. Whether from a previous cleaner, a razor blade or construction, scratches are in the surface. Cleaning does not touch them.

- Failed insulated glass seals. That foggy haze trapped between two panes is a broken seal. Nobody can reach it. It is a glazing repair.
- Rotted or damaged frames. Cleaning will make them cleaner. It will not make them sound.
- Old paint overspray on the glass. Sometimes removable, often not, and always quoted separately because of the scratch risk.
Questions worth asking before you book
- Does the price include interior, or is that extra? This is the single most common gap between two quotes.
- Are screens and tracks included? If yes, ask whether screens are wiped or actually removed and washed. Those are different jobs.
- Are you insured? Ladder work happens on your property. Ask, and do not feel awkward about it.
- What happens if I am not happy? A real guarantee means someone comes back, not that you get an apology.
- Who is actually doing the work? Owner operated and franchise crews are both fine, but you should know which you are hiring.
- What do you do about weather? Exterior work in high wind or freezing temperatures produces worse results, and a good company will reschedule rather than push through.
How pricing usually works
Most residential window cleaning is priced per pane or per window, not per hour. That is better for you, because it means the price is fixed before anyone starts and it does not go up if the job runs long.
What moves a quote up or down:
- Number of panes. A grid divided window counts as more work than a single sheet of glass, because it is.
- Window type. Double hung windows that tilt in are quick. Casements and fixed picture windows take longer.
- Access. Second storey glass over a deck, landscaping or a slope costs more than glass over flat lawn.
- Condition. Windows that have not been touched in years take considerably longer than windows on a schedule.
